What's included?
Check-ins
At the beginning of each tenancy, we perform an inspection, creating an up-to-date record of the the property’s condition and meter readings. We can conduct an inventory and a check-in at the same time. This will enable us to review the inventory on site with the new tenants as we conduct the hand-over of the property. The inventory will cover everything including fixtures, contents and fittings and provides both parties with a legal representation of the condition of the property and contents at the time of check-in.
Mid-term inspections
Mid-way through the tenancy (or at threemonth intervals) we can visit the property to draw up a record of its condition so that landlords and agents can relax, safe in the knowledge that the property is being looked after and that the requirements of the lease are being adhered to by the tenant. Our dedicated account manager, Anna, completes 600 reports every month. We can do mid-terms with a 24-hour turnaround. The service includes large photographs and unstinting detail.
Check-outs
At the end of the tenancy, check-out inspections are undertaken to established the precise condition of the property and its contents. Our eagle-eyed clerks compare the current state of the property and its contents with the original check-in report and flag up any discrepancies / changes with photographic evidence.
Everything you need to know, from missing items to meter readings, from changes in condition to current cleanliness, is included.
Cleaning
